Roughly half our enterprise clients in Siliguri now buy security and facility management together on a single contract. The other half buys them from separate vendors and still seems to be doing fine. So which is right for you? Here's the honest framework, neither side of which we particularly want to argue for or against — because we offer both models.
The case for combining
Single accountable point of contact. When the lobby is dirty, the visitor-management book is missing, and the canteen attendant didn't show up — that's currently three phone calls to three vendors, each blaming the others. With a single contract, that's one phone call and one supervisor who owns the outcome.
Cross-trained staff in low-traffic shifts. A small corporate office at 11 PM doesn't need both a security guard and a separate housekeeping shift attendant. With one vendor, the night guard can also handle a small cleaning sweep on rounds. With separate vendors, you pay for both because the housekeeping vendor can't legally task a security guard with cleaning duties.
Single monthly invoice. Tedious but real — accounts payable saves real hours every month.
Consolidated compliance reporting. EPF / ESI challan summary for all your service-vendor staff in one document rather than two or three. Audit-friendly.
Negotiated discount. Volume matters. We routinely offer a 5–8% discount on the combined contract value vs. the two contracts at list price.
The case for separate vendors
Best-of-breed. A facility management vendor that obsesses about housekeeping is going to be better at housekeeping than a security agency that also offers housekeeping (or vice versa). For premium hotels and luxury retail, the specialist often beats the integrator.
Vendor concentration risk. If your one vendor underperforms on any axis, switching means switching everything at once. Two vendors means underperformance in one area can be addressed without disrupting the other.
Negotiation leverage. Each vendor knows they have a competitor at the same site. Renewal conversations stay sharp.
Specialised compliance. A pure housekeeping vendor often has deeper sectoral specialisation — hospital sanitation under IPC team supervision, for instance — than an integrated provider can match.

The integration trap
The mistake we see most often: an enterprise client signs a combined contract, then asks the vendor to "expand" services every six months — driver pool added, pantry attendants added, then maintenance support, then mailroom, then reception. Within two years, the "security + housekeeping" contract has become an outsourced facilities-operations agreement with no real benchmark against market for any individual service.
If you go combined, lock in scope upfront and review the contract every renewal cycle as if you were procuring it fresh. Don't let it grow by accretion.
